One index of what 40 councils publish. Records tagged, builds valued, agents attributed where the council names them, and discharges linked back to their permission.

How we priced it
The unit count is read out of the description and tiered by project type. The figure is an estimate of construction cost – never the applicant's own number, and never a guess when the description is admin-only.
How we read the status
The council's own wording – 'Approved with conditions', 'Granted', 'Permitted' – is normalised to one status, and on Idox, Ocella and Assure councils the conditions are read from the council's own records.

The Metis engine
Builds get an estimated construction value from their description – a £30k garage, a £10M mixed-use scheme, and everything between. So you know which jobs are worth a phone call and which aren't worth the petrol.
The permission, its conditions, and the discharge applications and amendments filed against it – linked automatically where the council's reference connects them, so you don't go looking. Conditions are read from the council's own records and marked trackable or compliance-only.
Every application is tagged by the type of work – extension, loft, new build, HMO and more – so you filter to the jobs you bid on.
The architect or agent's name, and their email and phone where the council publishes them, attributed to their firm across almost every council we cover. Follow any of them, and when they file in your patch, you know.
One estate, two ways in
Most platforms make you pick between hunting and running. We don't.
New applications, valuations and agent detail the morning they land. Filter by value band, project type, council or agent; follow the consultants who matter; export what you'll chase. Built for developers, brokers, main contractors, subcontractors, QSs, suppliers, deal sourcers and site managers – anyone whose job depends on knowing before the market does.
Your firm's whole footprint, already indexed – approval rates, rank in borough, decision timelines, and the agents filing beside you. Every case we've matched to your firm, across the boroughs you file in. Built for planning consultants and architects – anyone whose week depends on what the council did yesterday.

Save any application in one click and move it New → Contacted → Quoted → Won → Pass by default, with stages set for your role. Notes, follow-up dates, assignments. When a saved application gets its decision, the lead updates itself – you never go back to the portal to check.
Share a lead to the team pipeline and every seat sees it – assign it to someone, and the feed shows when a colleague has already saved an application. Owner, admin and member roles; council watch-rules set once for the whole firm; invite by email, join in one click.
